Our Projects

Tantallon Road, SW12

5 Bedrooms
Mid Terrace
4 Storeys

This terraced house with abandoned shop had seen better days and required a total makeover.

There was already a sizeable basement below the shop, but the ceiling was too low, so we raised the front section of the ground floor and excavated to create a large room for home office, playroom or additional bedroom, plus utility and light-well.

The ground floor was reconfigured entirely to provide a wide entrance hall, formal reception room and expansive rear to include kitchen, dining and informal living for a growing family.

  • Optimised for a growing family with every facility
  • Extended from 1,350 sq feet to 2,300 sq. feet
  • Low cost basement addition with lightwell
  • 11 metre long kitchen, dining and rear living space
  • Extra height loft rooms by avoiding steel cross beams

Before works

By removing the back wall of the main part of the house with steelwork, the new kitchen opens directly into the extended and widened ground floor ‘family room’, complete with concertina double glazed doors that open onto the garden. This room is massive for a London house, being 11 metres long and over 5 metres wide.

Extensions were added to the main and rear roofs to create two new bedrooms and an en-suite bathroom with ceiling heights all above average.

The master suite was designed to provide an entranceway dressing room with full height cupboards, creating greater privacy for the bedroom itself and walk- through to the sizeable bathroom equipped with double basins, generous bath and walk in shower.

‘Quality’ has been the overriding theme of the transformation with no corners cut to achieve a well designed, functional home for a family with growing children.

The resale resulted in creating a record price for the street – £153, 000 higher than any other house sale. The reason for this success is attributed to having opportunity to total reconfigure the building for optimum use.
