The client’s brief was to find them a suitable town house in Clapham area, preferably with opportunity to modify it to their own taste and configuration. Various properties were presented until a rare opportunity appeared in the form of an ex probate house, un-extended with a large forecourt for off-street parking and good-sized rear garden.

The ensuing purchase was done virtually with video tours and presentations demonstrating the property’s potential. The terraced house had been built in Arts & Crafts style with a large extended gable frontage. The potential lay to the rear where a ground floor extension could be added, plus a sizeable loft.

The owners favoured an open plan arrangement with an island kitchen, downstairs cloakroom and connected living room, dining room. They required a large bedroom with extensive built-in dressing room and en-suite bathroom. Accordingly all the internal walls required reconfiguration on the ground and first floors.

Designed Features

This project incorporates a lot of different design features including:

  • Opportunity for total reconfiguration and optimisation of layout
  • Opportunity to extend property by over one third in scale
  • Low buy in qualified for lower Stamp Duty rates
  • Total strip out and reconstruction to high quality standards
  • Eco installation of solar panels and heat pump
The design required redesign of the majority of the internal walls resulting in a comprehensive strip-out. New steelwork to our engineer’s calculations enabled the open plan layout for the ground floor and extension up into the loft area where the clients required one large capacious room with en-suite wet-room shower, basins and w/c.

The rear extension was finished in low profile triple glazing for the roof and full width bi-folding doors, opening out onto the decked terrace. The garden provided sufficient space for the good sized office and sunken wine cellar.

The loft room was designed with full height French doors with protective external safety railings, bringing maximum light into the room.

All the stairs were replaced with bespoke new staircases with solid timber steps, metal spindles and timber handrails.

The resulting transformation has created a truly contemporary house, well lit, with the benefit of long views on the ground floor, excellent storage throughout and a significant uplift in value.
