This ex probate flat suffered from indescribably poor condition and was ripe for refurbishment.

The designers approach was radical with removal of bulky chimney breasts to gain as many square metres as possible, especially in the kitchen area. To achieve this the rear roof was removed for the installation of steels to support the old chimneystack and remedy sagging rafters.

The full width mansard loft extension was built to create a good-sized master suite with twin basins and a walk in shower. The stairwell was fitted with a sizeable fixed glass skylight to throw as much natural daylight down the stairs into the centre of the flat as possible.

This project incorporates a lot of different design features including:

  • Total strip out and comprehensive refurbishment
  • High specification, four layer acoustic separation from flat below
  • All new plumbing and electrical
  • New skirting boards, architraves, cornices and flooring throughout
  • Top quality finish

The refurbishment was comprehensive with removal of all floorboards and installation of effective acoustic insulation along with Techsound membrane for sound dampening. The result achieved high specification acoustic separation from the flat below.

The d├ęcor along with fixtures and fittings were selected and tailored to the taste of new owners in contemporary styling. The result achieved a total transformation and restored the longevity of the property.
